Rates
Flooring rates, not tiling's
Timber and hybrid, laminate, and feature flooring each carry their own rate per m², with separate linear rates for detailed cuts, skirting and scotia.
Built for flooring
A flooring installer signing up for Scopeflow gets flooring rate fields. Timber and hybrid install, laminate install, feature flooring, subfloor prep, detailed cuts, skirting and trims, scotia and sealant, each priced on its own.
Floating timber floor labour in Australia runs roughly $35-$55 per m² for a standard click-system install, rising to $70-$110 per m² for herringbone or chevron patterns, with full supply-and-install pricing for engineered timber typically landing around $110-$175 per m² (source: The Flooring Guys' engineered flooring installation cost guide).
Subfloor prep is the hidden cost that breaks flooring quotes. It is rarely in the headline per-m² rate but routinely adds real money once the floor is actually inspected, which is why it gets its own rate and its own measured area.
What you get
Rates
Timber and hybrid, laminate, and feature flooring each carry their own rate per m², with separate linear rates for detailed cuts, skirting and scotia.
Subfloor
Subfloor prep has its own rate, its own measured area and an underlay thickness, so the cost that usually blows out the job is on the quote from the start.
Waste
Each flooring surface carries its own waste percentage, applied to the quantities so cuts and pattern layout are allowed for in the order.
Multi-room
Lounge, hallway, three bedrooms and a stair package. Add each as its own space with its own product and measurements.
Product detail
Record the decor or colour, product code and plank profile per room, so the quote and the order both name the actual product.
Output
GST handled correctly, formatted properly, and emailed to the client with an acceptance link.
Your rate fields
Pick Flooring in your profile and the pricing fields become Timber / hybrid install ($/m²), Laminate install ($/m²), Feature flooring ($/m²), Subfloor prep ($/m²), Detailed cuts ($/lm), Skirting / trims ($/lm), Scotia / sealant ($/lm), a floor prep allowance, and a materials allowance. Alongside them sit your hourly rate, minimum job price, margin, GST treatment, payment terms and quote validity.
The job type list changes with it: Hybrid flooring install, Timber flooring install, Laminate flooring install, Stair flooring package, Commercial flooring refresh. Every field arrives with a starting number in it. They are a starting point to overwrite with your real rates, not a claim about what you should charge.
Add each room as its own space. Timber, hybrid and laminate areas measured separately, perimeter and trim metres alongside them, with subfloor prep area and underlay thickness recorded per room.
Material list
Every quote generates a schedule of what you measured, named the way flooring installers name it. Each measured area with its waste percentage applied, your prep area, every linear run, and your estimated hours. It is grouped, copy-ready, and can be emailed to your supplier from inside the app. Save your own supplier prices under My Prices and they get matched against it, so the figures are yours rather than a guess at the market.
What it does not do yet, plainly: it will not convert your measurements into specific products and quantities. Tiling gets tile counts, adhesive and grout bags, membrane and levelling clips. Painting gets litres of paint at real coverage rates. Flooring Installers do not have that product-level takeoff yet, because doing it properly means real flooring installer-specific rules rather than tiling's with the labels changed. It is the next thing we build for a trade once someone in it is actually using Scopeflow. Everything else on this page is live today.
